As the Director of Occupancy, you will be responsible for maximizing occupancy rates, overseeing the leasing team, and ensuring streamlined leasing operations across all communities. This leadership role requires a deep understanding of the multifamily market, data-driven decision making, and strong team management skills.

Responsibilities include, but are not limited to:

  • Develop and implement strategies to drive occupancy rates and minimize vacancy across all properties.
  • Oversee the leasing operations team, including recruitment, training, performance management, and daily support.
  • Analyze market trends and property performance data to inform pricing strategies and promotional efforts.
  • Collaborate with the Marketing Department on campaigns to attract qualified residents.
  • Standardize leasing procedures and ensure compliance with Fair Housing and local regulations.
  • Monitor and report on occupancy KPIs to executive leadership.
  • Partner with Property Managers and Maintenance leadership to ensure units are rent-ready and showings meet quality standards.
  • Maintain and optimize CRM/leasing software systems to improve efficiency and reporting.

Qualifications include, but are not limited to:

  • 5+ years of experience in property management or multifamily leasing, with at least 3 years in a leadership or regional role.
  • Proven success in driving occupancy and revenue growth in a competitive market.
  • Strong knowledge of leasing and property management systems.
  • Deep understanding of Fair Housing laws and property leasing best practices.
  • Data-driven, highly organized, and results-oriented.
  • Excellent leadership, communication, and interpersonal skills.
  • Bachelor's degree in Business, Real Estate, or related field preferred.
