The Assistant Property Manager supports the Property Manager in all aspects of community management including daily operations of the apartment community, supporting resident satisfaction, enhancing the property's value, and working closely with the property management team. This role requires flexibility in addressing needs that range from marketing to facilities management to financial reporting.

Responsibilities include, but are not limited to:

  • Taking an active role in leasing apartments daily
  • Working in the CRM to contact and advance the sales pipeline
  • Learning about the company’s competition and coaching teammates on market conditions
  • Monitoring traffic sources, prospect tours, conversion ratios, current media plans, and marketing data for accurate and up-to-date information.
  • Making recommendations based on competition and community needs to maintain budgeted occupancy.
  • Assisting in ensuring timely completion and follow-up of service requests.
  • Building relationships with residents, along with creating activities and communication channels.
  • Supporting resident retention programs and escalating resident concerns as necessary.
  • Helping in adhering to the community budget.
  • Assisting in collecting and minimizing delinquency each month.
  • Maintaining accurate records of community transactions.
  • Assisting in adhering to established policies related to the Fair Housing Act.
  • Ensuring compliance with all company, local, state, and federal safety regulations to promote a healthy and safe work environment.
  • Maintaining resident files and accuracy of administrative paperwork.
  • Confirming collection and posting of rents and fees.
